Using the Web and social media to sell real estate

Richmond was getting too small for these two investors, of Korean origin, Dean & Shane Lee who few months ago discovered the virtual system developed by Mark Jackson and Sam Bell for finding and buying bank owned properties all over the United States. They are rehabbers and wholesalers, and have discovered all the key elements of locating REO (Real Estate Owned) properties and dealing with banks during a working cruise to Nassau.

Here I am interviewing them just as they stepped down from the ship, inside the port of Miami. And they give their personal experience on this very unusual type of training and coaching initiative. how to really do this new investing strategy. They have learned how to structure they work so that they concentrate on making offers and delegate the research activity to a personal assistant that they can train for the purpose by using the automatic research systems and the training materials offered by Mark and Sam under InvestorCompsOnline, Virtual REO Investing and REOGoldminer.

Recently I have been exposed to one of the most interesting experiments that I believe were ever conducted in the world of real estate. A whole crew of investors sailed off aboard a cruise ship to the Bahamas in order to demonstrate that you can invest in bank owned properties from a distance and that you can do it while learning how to do it at a professional level. The project has been conducted by Mark Jackson and Sam Bell with some of their best students.

Here you can see the interview I did for my investors in Italy with Rick Dove who has been the winning investor in the team and who tells us his experience just after having disembarked from the ship. He comments on how much concerned and involved Mark and Sam have been involved with their students, showing not only competence but also personal interest and care for the student’s success.

Bank owned properties are the hottest product on the US real estate market right now. Some markets are more rich than others in this regard and the situation keeps shifting along with the inventory of the various banks. You can’t always do the best deal in your own back yard and it is such a fast market that you night just miss opportunities by not being ready right on the spot. In the last couple of weeks I have been traveling Italy and meeting investors who are looking to buy real estate in the United States. It has been a very intense experience, both in terms of the actual time that went into it but also because of the nature of the people and the content I was able to acquire and to share.

I have finally had proof that not only the concept I have been working on personally can be expanded greatly, but also that it has a far wider potential than I had myself anticipated. Old Europe is looking for new ways to invest and is definitely quite interested in the US which, by the way, has opened itself a great deal to foreign support in all directions: the case of Fiat and Chrysler is just an example of it.

Italy is my own country and one of the fastest in Europe to catch on new trends, so I have been blessed twice by the circumstance of being able to connect the two best suited nations in this very moment and by being supported by some of the best people: Mark Jackson and Sam Bell.

The key concept I got from all these meetings with all the different investors is that professionalism pays. People trust those who are able to substantiate their offers with real data about the market and the properties and who are also able to explain in simple terms the different mechanisms and documents that go into the action of purchasing from a distance.

Every meeting I had lasted at least 3 hours, during which I was literally pounded with questions on how it would all works and how they could profit from it. Many technical as well as practical questions: all indicating a very, very high level of interest.

I have been blessed in this project by having teamed up with two of the finest investors in the US. The first one is Mark Jackson (alias MJ in my PJs) who is by far the greatest expert in property evaluation (see www.knowyourarv.com) and who has been able to transfer me in no time all the know how I needed to be like a “seasoned” evaluator. The second is Sam Bell III (http://sambell3rd.com) who is the top expert on how to use Web 2.0 strategies for buying and selling real estate in the US.

They both came with me in Montecarlo and Mark held together with me a long presentation to major investors in the Principato di Monaco that jump started my tour in Italy. Listen to a snippet of it live in this post.

For the first time in their life Mark Jackson, Sam Bell and their respective families arrive in Italy on board of the cruise ship Costa Fortuna (which means good luck). They get into the harbor of Savona a small town in the North of Italy, near Genova where Cristoforo Colombo was originally born. This is the area where the jeans were born. Few people know in fact that the word “jeans” itself is a shortening and modification of Genoa which is the English version of Genova.

This is to say that when you combine Italian talent and American technology and speed you obtain a great result. This is exactly the purpose of the special meeting I have organized together with Mark and Sam in Europe to build a stable link for foreign investors who want to buy properties in the US.

I arrived to Savona at 8 a.m. in the morning after 3 hours drive from Milano, what an early wake. I arrived in Savona with my wife and my friend Fabrizio and we hit the parking lot at the very moment the ship was entering the harbor. Unfortunately the sky was cloudy and rain was pouring occasionally. In Italy they say that in April every day you get a barrel full of water, meaning that it is the most rainy period of the year.

We waited a couple of hours before Mark, Sam and families were finally allowed to disembark. Apparently there were policeman running through the ship as if looking for a spy. Everybody was wondering, but little did they know! In fact, our guest were ready for a surprise: I was going to take them for an unexpected trip to Montecarlo, right beside Casino Royal, in the very place where at least two James Bond’s movies have been filmed.

The adventure is ready to begin!

P.S. Here is the fortress of Savona: it is named Priamar (before the sea) and it is right in front of the harbor where the Costa Fortuna ship arrived. It was built in 1952.
